codes that were quite adequate for suburban development make
more efficient models of development practically impossible.
Even updated zoning codes that promote smart growth concepts
often have internal inconsistencies that make implementing
“smart” development difficult.
These downloadable guidelines are
designed to help local governments evaluate and revise zoning
regulations to maximize the likelihood that the desired density,
mixture of uses, and other development attributes can be implemented.

Proforma Calculator: It's ready to use
A redevelopment proforma considers the
different factors needed to make the right decisions about
redeveloping a site or area. There are many factors involved
in redeveloping a site or area. Each factor affects others,
making it difficult to gauge whether a site is ready for redevelopment.
This site provides a proforma calculator that is simple to
use. Local Planners can input different assumptions (e.g.
lot size, land use regulations, minimum parking requirements)
and analyze how they affect the project.
